Chartered banks. Convenient and familiar, rarely the cheapest, and the source of the most expensive break penalties in the market because their interest rate differential is calculated off posted rates rather than the rate you actually pay.

Monolines · 17

Mortgages and nothing else, sold through brokers. Best pricing in the market and usually the fairest penalty formulas. Most Canadians have never heard of them, which is exactly what this directory is for.

Credit Unions · 9

Provincially regulated, which means they are not bound by the federal stress test. That makes them the right answer for a specific and quite common kind of file.

Why we rate lenders

In today’s world, reviews dictate the service industry. Brokers have taken the hit for bad lenders. We bring the consumer experience to light to help borrowers decide.

Every profile carries five scores from borrowers who dealt with that lender: speed, rates, customer service, technology, transparency. We verify each review by email before it publishes, we publish the poor ones, and a lender with no reviews yet shows no rating at all rather than a flattering blank.

Questions

Is a lender I have never heard of safe?

The banks, credit unions and monolines here are regulated financial institutions whose mortgages are funded, securitised and serviced under the same rules as any bank's. A monoline you have never heard of is frequently the cheapest and fairest mortgage available to you — obscurity is a marketing outcome, not a risk signal. Private lenders and MICs are a different proposition and each profile says so.

What happens if my lender is sold or wound up?

Your mortgage contract travels with the debt. The rate, term and payment do not change; you simply pay someone else. It is one of the few things in a mortgage that genuinely does not need to worry you.

Why would a broker recommend a lender I cannot walk into?

Monolines have no branch network, no advertising budget and no chequing accounts to cross-sell, and they pass a good part of that saving into the rate. Everything is handled through the broker and then directly with the lender.

Do all of these lend everywhere in Canada?

No. Credit unions are usually provincial. Several monolines do not lend in Quebec. Many private lenders and MICs limit themselves to markets where property is easy to value. Each profile shows where the lender is based; confirm current lending areas with the lender or a broker.

What is the difference between a MIC and a private lender?

A mortgage investment corporation pools investor capital into a portfolio of mortgages under a specific tax structure, usually sold by private placement. In practice most MICs lend the way private lenders do — on equity, short terms, with fees — so we file them under private lending and note the MIC structure on the profile.
