Do credit unions have to apply the mortgage stress test?

No. OSFI Guideline B-20 binds federally regulated lenders. Provincially regulated credit unions set their own qualifying rules, and several qualify at the contract rate or a smaller buffer — the reason a file that misses at a bank can pass at a credit union.

Are credit union mortgage rates competitive?

Often, especially on insured and insurable files, and some run promotional rates below the banks. The trade is geography: a credit union usually lends only in its home province, and membership is required.

Can I get a credit union mortgage through a broker?
