What is here
- A rate board covering every term from one to ten years, fixed and variable, split by insured, insurable and uninsured pricing and filtered by loan-to-value.
- A directory of Canadian lenders — who they are, what kind of institution, and which files each one suits.
- Thirty-six calculators using semi-annual compounding, the Canadian convention, rather than the American monthly formula most free calculators use.
- Land transfer tax, closing costs, affordability and property tax by province and city, each with its government source shown.
How we handle the numbers
Rate tables sort by rate. No lender pays for placement or ordering. Every government figure carries its source and the date it was checked, and anything we could not confirm against a primary source is labelled rather than published as settled — Nunavut's land titles tariff is currently marked that way. Getting a mortgage
The marketplace is free to use and requires nothing of you. When you want to act on it, send us the file and a licensed broker will come back with what is realistically available.
