Do I pay anything to use this site?

No. Every rate, calculator and lender profile is free, with no account and no paywall.

What does a broker cost me?

On a prime mortgage, nothing — the lender pays a finder's fee when the mortgage funds. On alternative and private files, where the lender pays no commission, a broker fee applies. It is disclosed in writing and appears on your commitment letter before you sign anything. You will never learn about a fee at the closing table.

Does a higher rate pay the broker more?

Some lenders pay slightly more on longer terms, which is a real conflict and worth naming. It is why the rate board shows everything sorted by rate rather than one recommendation, and why we will tell you when a shorter term is the better deal for you.

Are the advertised rates guaranteed?

No. They are the lowest available for a given term, type and insurance category. Your rate depends on credit, income, property and loan-to-value.
