1. Who we are

RateShop.ca is a marketplace for lender rates and offers under the ownership of Lendmax Inc. 13002 & 13398. You can reach us at hello@rateshop.ca.

2. Unauthorized use of this website

This website is intended for consumers researching or arranging their own mortgage financing — our direct customers.

It is not offered to, or licensed for use by, the mortgage industry. Any bank, credit union, trust company, mortgage lender, mortgage brokerage, mortgage broker or agent, or any related party, affiliate, parent, subsidiary, employee, contractor or agent of one, is prohibited from accessing, using, reviewing, monitoring, copying or extracting data from this website or from the data behind sign-in — whether or not an account is created, and whether for competitive research, rate comparison, data collection, model building or any other purpose.

Access to the rate board, lender pricing and any other material behind sign-in is restricted to our direct customers. Creating or using an account in breach of this section is a breach of these terms and is unauthorized access to our proprietary data. We reserve the right to refuse, suspend or terminate any such account without notice, to block access, and to pursue any remedy available to us in law or equity.

You also may not use any robot, spider, scraper or other automated means to access this site or to collect the rates, lender data or pricing published on it, and you may not republish or resell that data.

3. Not advice, and not an offer of credit

Everything published here is general information. It is not financial, mortgage, legal, tax or accounting advice, it is not a recommendation, and it does not take account of your circumstances. Nothing on this site is an offer of credit or a commitment to lend. A mortgage is only ever offered by a lender, in writing, after an application and an approval.

4. Rates and figures

Rates change without notice and the board reflects what we were last shown, on the date stated on it. A rate shown here is not held for you, is not a quote, and may not be available to you: what you are offered depends on your file, the property, the loan-to-value and the lender's own rules.

Calculators are illustrations. They run in your browser on the numbers you type, and the result is an estimate — not a payment, an approval or an offer.

5. Our content and data

The rate board, the lender directory and qualification data, the guides, the calculators and their underlying code, and the arrangement and presentation of all of it, are ours or are used under licence. You may read and print this material for your own personal, non-commercial use. You may not copy, scrape, redistribute, sell, sublicense or build a competing or derivative service from it.

Lender names and logos are the trademarks of their respective owners and are used here only to identify the lender whose rates or programs are shown. RateShop.ca is not affiliated with, endorsed by, or an official site of any lender listed.

6. Accounts

An account is for one person, and you are responsible for what happens under it and for keeping your password to yourself. Give us accurate information and keep it current. We may suspend or close an account that breaches these terms, that is used by somebody it was not opened for, or that we reasonably believe was opened in breach of section 2 — and we may do so without notice.

7. Third-party sites

Where we link to a lender, an application portal or any other site, we do not control it and are not responsible for it. Their terms and privacy policy apply once you are there, not ours.

8. Limitation of liability

This site is provided as it is. We work to keep it accurate and available, but we do not warrant that it will be uninterrupted, error-free, or that every rate or figure is correct at the moment you read it. To the fullest extent the law allows, we are not liable for any indirect, incidental or consequential loss arising from your use of this site or from reliance on anything published on it. Nothing here limits any liability that cannot lawfully be limited.

9. Changes

We may change these terms. The version on this page, with the date at the top, is the one that applies.

10. Governing law

These terms are governed by the laws of the Province of Ontario and the laws of Canada that apply there, and the courts of Ontario have jurisdiction.
