SERVUS Credit Union Mortgage Lender Profile

Be the first to review this lender

Generally for Albertans who want a member-owned lender with a branch nearby, including first-time buyers, the self-employed, newcomers and rental property buyers.

Who they are

Servus Credit Union Ltd. Is Alberta's largest credit union and, following its May 2024 merger with connectFirst Credit Union, the largest credit union in Canada by membership. It is owned by its members and regulated provincially. It has served Albertans for close to a century and reported more than $40 billion in assets under management for the fiscal year ended October 2025. Over 600,000 members bank with it through roughly 148 branches in more than 80 Alberta communities, run from a head office in southeast Edmonton. The merged organisation consolidated under the single Servus brand and legal name during 2025.

What they lend on, and who for

Servus offers full retail, business and agricultural banking. Its mortgage lending covers conventional and high-ratio insured mortgages, variable rate products, construction and draw mortgages, purchase-plus-improvements financing, home equity lines of credit and manufactured home lending. It lends to first-time buyers, self-employed applicants, newcomers to Canada including permanent and temporary residents, and buyers of rental or non-owner-occupied property. You can deal with a branch yourself, or a mortgage broker can submit your file. Lending is centred on Alberta with some Saskatchewan activity, the property must sit within a set distance of a branch, and you have to become a member.

How to approach SERVUS Credit Union

You can contact SERVUS Credit Union yourself; nothing stops you. What you cannot easily find out is what they will actually accept. Which of their products sit outside the federal stress test, how they read income that does not arrive on a T4, and what they will approve as an exception — none of that is published in full anywhere, and it moves.

A licensed broker who places files with lenders like this every week knows those criteria, and more usefully knows how to structure a file so it lands inside them rather than just outside. On anything that is not a straightforward salaried purchase, that structuring is most of the difference between an approval and a decline. It costs you nothing on a prime mortgage — the lender pays the broker when it funds.

Questions about SERVUS Credit Union

Is SERVUS Credit Union a real mortgage lender?

Yes. SERVUS Credit Union is a credit union based in Alberta. Its own site is servus.ca.

What kind of lender is SERVUS Credit Union?

Credit Union. Provincially regulated, which means they are not bound by the federal stress test. That makes them the right answer for a specific and quite common kind of file.

Should I go to SERVUS Credit Union directly or through a broker?

You can approach them yourself. The reason most people do not is that a lender's real criteria — how income is read, what is accepted as documentation, what will be allowed as an exception — are not published, and they change. A broker who works with SERVUS Credit Union regularly knows them and knows how to present a file to fit them, which on anything other than a simple salaried purchase is usually what decides the answer. On a prime mortgage it costs you nothing either way, because the lender pays the broker when it funds.

Would SERVUS Credit Union approve me?

No profile page can answer that, and any site that tries is guessing. It turns on how your income is earned and how much of it a lender will count, your credit history, the property itself, and how much you need against what it is worth. Those are the questions a licensed broker asks before naming a lender — and they will tell you which ones realistically fit, this one included, and which would price it better.

Where does SERVUS Credit Union lend?

Its head office is in Alberta. Lending areas change and are not always the same as where the lender is based — confirm current coverage with the lender or a broker before planning around it.

Would SERVUS Credit Union take your file?
