Credit Union Mortgage Rates and Lenders in Canada
Credit unions are provincially regulated, which means they are not bound by the federal stress test — the right answer for a specific and quite common kind of file. Most lend only inside their own province.

Credit union vs bank vs monoline
Credit unions are provincially regulated rather than federally, which changes what they can do with a file that does not fit a national policy grid.
| Credit union | Chartered bank | Monoline | |
|---|---|---|---|
| Regulation | Provincial. Not bound by the federal stress test in the same way, so some can qualify a file a bank cannot. | Federal, and the stress test applies. | Depends on the lender and whether the mortgage is insured. |
| Membership | You usually have to join, which can mean a small share purchase. | None. | None — you deal through a broker. |
| Where they shine | Local knowledge, and discretion on a file that needs a person to read it. | Breadth of product and one relationship for everything. | Price on a clean file. |
| Best for | A borrower in the credit union’s own province, especially one slightly outside national policy. | Someone consolidating their banking. | A rate shopper with a straightforward file. |
Being outside the federal stress test is not a loophole and does not mean no qualifying — the credit union sets its own standard, and it still has to be met.
Credit Union Mortgage Lenders questions
Do credit unions have to apply the mortgage stress test?
No. OSFI Guideline B-20 binds federally regulated lenders. Provincially regulated credit unions set their own qualifying rules, and several qualify at the contract rate or a smaller buffer — the reason a file that misses at a bank can pass at a credit union.
Are credit union mortgage rates competitive?
Often, especially on insured and insurable files, and some run promotional rates below the banks. The trade is geography: a credit union usually lends only in its home province, and membership is required.
Can I get a credit union mortgage through a broker?
Many credit unions accept broker applications; some are direct-only. Each profile says which.
Which credit union lender will take your file?
When you are ready to do something with these numbers, we will introduce you to a licensed broker who can put the file in front of lenders. Nothing here obliges you to.
