Reliable Mortgages Investment Corp. Has been lending in British Columbia since 1994 and is set up as a mortgage investment corporation under section 130.1 of the Income Tax Act. Shareholders pool their money into a diversified mortgage portfolio and are paid income as dividends, taken in cash or as additional shares, so the money it lends comes from investors. An affiliated company, Reliable Mortgages Ltd., sources the mortgages, assesses applications, negotiates terms and coordinates documentation. Reliable is registered with the BC Financial Services Authority as a mortgage broker and is authorised to hold trust accounts.

It lends throughout the Lower Mainland, as far east as Hope and as far north as Pemberton, writing first, second and third mortgages on single-family homes, strata units, leaseholds, co-ops, mobile homes on owned land, serviced land, investment rentals, vacation properties and partial interests. Purchase, refinance, equity take-out, renovation and bridge financing are covered, including positions behind reverse mortgages and deferred property taxes. Mortgages are open lines of credit with no prepayment penalty, no interest on unadvanced funds, and free renewals. Construction is excluded.
