How British Columbia calculates it

British Columbia applies its rate in bands, so only the portion of the price inside each band is taxed at that band's rate.

Portion of the purchase priceRate
$0 – $200,0001.0%
$200,000 – $2,000,0002.0%
Over $2,000,0003.0%

An additional 2% applies to the residential portion of fair market value above $3,000,000, so the top marginal rate is 5%.

What this costs you against everything else on closing

Land transfer tax is usually the single largest closing cost, and the one buyers most often forget to budget for. It is due the day you take possession and no lender will finance it.

Questions

How much is land transfer tax in Vancouver?

On a $1,099,000 purchase you would pay $19,980.00. The tax is charged in bands, so the effective rate rises with the price — here it works out to 1.82%.

Can I add land transfer tax to my mortgage?

No. It is a closing cost and must be paid in cash on the day you take possession, along with your legal fees and adjustments. Lenders want to see it in your bank account before they will fund — most ask for proof of roughly 1.5% of the purchase price in closing costs on top of your down payment.

Is there a first-time buyer rebate in British Columbia?

Full exemption at or under $500,000. Up to $8,000 between $500,000 and $835,000, phasing to nil at $860,000. On the example above that is worth $0.00.

What if the buyer is not a Canadian resident?

Additional Property Transfer Tax adds 20% of the purchase price, applying Metro Vancouver, Capital, Fraser Valley, Central Okanagan and Nanaimo regional districts. It is charged on top of the ordinary transfer tax, and on a typical purchase it is the largest single line on the statement of adjustments.

When exactly is it due?

Your lawyer or notary collects it as part of your closing funds and remits it when the transfer is registered. It is on your statement of adjustments, due the day you get the keys.

Bracket and rebate figures are taken from www2.gov.bc.ca, checked 22 August 2026, effective 2024-04-01. Price data: MLS HPI composite benchmark, June 2026, REBGV. This calculator is an estimate for planning. Your lawyer or notary produces the binding figure on your statement of adjustments.

Knowing the tax is half of it. Knowing the rate is the other half.

The published rate is where you start. What you are actually offered depends on credit, income, property and loan-to-value — a licensed broker can tell you which, and we can introduce you to one.
